Some say the glass is half full, some say the glass is half empty. I say I’m halfway done with my CCIM Institute journey. Last week, I completed CCIM CI 104: Investment Analysis for Commercial Investment Real Estate.
It’s safe to say that the four days of CI 104 might’ve been the most intense & rewarding four days of education I’ve ever received. CI 104 is a case study driven course where you encounter key investor decisions like the following:
- Should a non-taxable investor acquire an investment with or without debt financing?
- What if the investor is taxable?
- During the holding period of an investment, should an investor make a discretionary capital expenditure or not?
- How does an investor evaluate disposition alternatives?
After I completing the course and exam, I can more effectively forecast investment performance and confidently apply the CI 104 decision-making process to optimize investment returns.
Fewer than 10% of the commercial real estate industry have earned the CCIM designation and research shows that CCIM designees outperform non-designated professionals. I highly recommend that every commercial real estate professional invests time and money into the CCIM program. I’m looking forward to taking CI 103: User Decision Analysis for Commercial Investment Real Estate in February 2024.
