OVERVIEW

With more than 60 years in business, Young Moore and Henderson has established itself as one of the preeminent Raleigh law firms. Having occupied space with Williams Realty at 3101 Glenwood Avenue for 20 years, the firm knew that they were not operating efficiently within their space. Multiple expansions and contractions over the years left Young Moore with a inefficient layout across three floors of the building. The Young Moore team engaged RCR as their tenant advocate to work with their team in analyzing their real estate occupancy needs. To round out the team, RCR assisted Young Moore in interviewing and selecting an architect (Gensler) and project manager (Solutions PDM) to assist in a full analysis of current and future space needs for the project. RCR arranged tours of newly renovated law firms in both urban and suburban environments so Young Moore could see the latest trends in design, amenities, and space utilization. RCR assisted Young Moore in analyzing various opportunities for relocation, as well as a reconfiguration of their existing space.

RESULTS

The client made the decision to relocate after a review of 6 potential new projects were reviewed and toured. Serious consideration was given to 3 new developments that were in design all of which desired a pre-lease commitment and lead time for new construction. Additionally, the current landlord was willing to take back space prior to their lease expiration and re-configure the space to create greater efficiency and generate more natural light opportunities. After months of negotiations and rounds of proposals and counter offers the decision was made to remain in the CBD taking the top two floors of Charter Square. This relocation would provide marquee signage on the building visible from the McDowell/Dawson corridor into downtown a much more efficient design that would lower occupancy cost as well as being more convenient to the myriad new restaurants, financial institutions, hotels and convention center activity on Fayetteville Street, main street in Raleigh’s CBD.
