With more than 60 years in business, Young Moore and Henderson has established itself as one of the preeminent Raleigh law firms. Having occupied space with Williams Realty at 3101 Glenwood Avenue for 20 years, the firm knew that they were not operating efficiently within their space. Multiple expansions and contractions over the years left Young Moore with a inefficient layout across three floors of the building. The Young Moore team engaged RCR as their tenant advocate to work with their team in analyzing their real estate occupancy needs. To round out the team, RCR assisted Young Moore in interviewing and selecting an architect (Gensler) and project manager (Solutions PDM) to assist in a full analysis of current and future space needs for the project. RCR arranged tours of newly renovated law firms in both urban and suburban environments so Young Moore could see the latest trends in design, amenities, and space utilization. RCR assisted Young Moore in analyzing various opportunities for relocation, as well as a reconfiguration of their existing space.

RESULTS

Young Moore was a highly sought-after tenant in the Raleigh market. RCR procured several attractive first- and second-generation relocation options while simultaneously negotiating with Williams Realty for Young Moore to stay in the building as the largest tenant. Through extensive negotiations and space planning, Young Moore decided to remain at 3101 Glenwood Avenue. The extensive analysis performed allowed Young Moore to completely restack their space, giving back space on one floor and expanding into two others. This resulted in a much more efficient and functional layout, as well as a reduction in square footage. RCR negotiated significantly better-than-market terms, which allowed Young Moore to make significant upgrades to their space, including a new conference center, reception space, collaborative areas, war rooms, break area, and building common areas.
