Medical Office Sale Leaseback

OVERVIEW

North Carolina Eye, Ear, Nose & Throat (NCEENT) had redefined their business strategy having a focus on expanding into new markets with retail exposure (going away from the typical medical office park). This has been similarly seen with other practice groups which created a more competitive landscape for space. Additional capital was needed to help offset the additional rental expense in retail spaces along with the cost to retrofit space. We were engaged to facilitate selling NCEENT’s headquarters building in the North Durham submarket to help fund this new initiative while simultaneously canvassing the Chapel Hill market which historically has been tight.

RESULTS

LEASE: In a marketplace where vacancy rates were historically low and a multiple offer situation was in play, Trinity Partners kept their client in the front running position and ultimately secured a deal for a 9,000 square foot.
