After over 20 years of being located in Raleigh’s Glenwood South corridor and part of the revitalization of the historic Creamery building, Martin & Jones sought a modern and fresh look at a location that could better serve their clients. RCR facilitated a process to analyze the way that the firm operates and determine what type of space would best suit their needs for the years to come. Having been a part of the explosive growth of the downtown market, parking and client accessibility became forefront on the list of requirements. RCR went to work to locate class A suburban options that would fit the needs of the thriving firm.
After RCR located multiple viable options, Martin & Jones focused on 3 suburban options and RCR actively negotiated all 3 given the tight market conditions and interest from other prospective tenants. Glenlake One proved to be the best fit and provided free, covered parking for their clients and staff as well as easy access to both I-440 and I-40. With Crabtree Mall and Olde Raleigh just minutes away, Martin & Jones had access to the plentiful amenities that were used to having in their downtown office environment.
RCR negotiated an above market tenant improvement allowance so that Martin & Jones could transform the office from shell condition. The new design drove efficiency and allowed the firm to reduce overhead while maintaining room for future growth. RCR also pushed the Landlord to construct a building conference center amenity directly next to the Martin & Jones space. These additional conference rooms will provide the opportunity for the firm to handle more mediations and depositions simultaneously.
