OVERVIEW
Charles Schwab has been located in a multi-tenant office building for many years. Since the original lease, their retail branch concept had changed dramatically. RCR assisted with Charles Schwab in analyzing market data, demographics, and traffic counts to help expand, relocate, and rebrand their Raleigh, NC retail branch. The site needed to be located in an area with high-end demographics and traffic counts, have extremely high visibility, and prominent signage.
RESULTS
Market conditions posed a challenge in finding an appropriate site that was actively available on the market. RCR thought outside of the box by targeting certain off market sites that met our criteria. Through that process, RCR located a currently operating gas station on the prominent corner of Glenwood Avenue and Blue Ridge Road, on the corner of Crabtree Valley Mall. The site was prime for re-development, so RCR approached the Crabtree Valley Mall’s ownership about a possible build to suit. Following extensive negotiations, environmental mitigation, and construction, Charles Schwab now has the most visible location available in the Triangle with traffic counts reaching 90,000 cars per day.
