Over the past decade, RCR has served as the exclusive real estate representation for Alliance Health, a managed healthcare organization that is a public provider of services to support behavioral healthcare in the Triangle and Sandhills areas of North Carolina. With multiple office locations in the Triangle, Alliance approached RCR with a desire to consolidate offices that would drive both efficiency as well as cost savings. With the help of the local design team from Heery, RCR first assisted in exploring a reconfiguration of the existing home office at Imperial Center. Through space planning and cost analysis, it was determined that Alliance would have to relocate their office in order to achieve their goals. RCR went to the market with the 125,000 square foot requirement and went to work uncovering opportunities and structuring competitive deal terms.


After months of touring properties and analyzing costs, future growth, and employee impact, RCR located an option within Morrisville’s Perimeter Park that would serve as an ideal location with plentiful amenities for Alliance staff. With massive 80,000 square foot floor plates, the building layout helped Alliance consolidate three different offices into one which made it easier for departments to collaborate. Through tedious negotiations, RCR achieved numerous concessions including above-market abated rent to help mitigate the cost of the multiple-location, 45-day relocation process, a below-market rental rate, and an above-market tenant improvement allowance with a flexible allowance that could be used towards FF&E.
