If you have lived in the Triangle for the past 5+ years, you’ve probably noticed how much traffic impacts our daily lives. From commuting to and from work, getting to meetings, or rushing to the airport – traffic can be a constant stressor. Weather can also play a big role in drive times with seasonal rain, ice, or snow making commutes longer and conditions dangerous, not to mention the impact of accidents, detours, and major traffic jams during rush hour. Some of these conditions are unavoidable or, at the very least, tolerable for being able to live in such a vibrant, growing area.
For any company wanting to be more proactive about how drive times impact your staff and key employees, we recommend starting to evaluate this about 2 years ahead of a lease expiration (for a staff of 20-100 people) so that you may take the results under consideration when evaluating a lease renewal vs. a relocation. Commercial Tenant Reps can be a valuable asset by helping perform drive time and traffic analysis to help tenants and companies understand the growing impacts of traffic on their staff and ultimately their bottom line.
At RCR, we utilize a tool to assist in plotting where employees live so that exact drive time data can be provided. As part of the analysis, we also investigate future road development projects and road construction, as that can have a massive impact on drive times and potential lasting effects on employees. We pride ourselves on being informed about the market, including proposed road closings and projected plans for major DOT or municipalities projects. We can also help you analyze public transportation options which can be instrumental in attracting the best talent and ensuring greater productivity in the workplace.
