Serving over 3000 customers in almost 70 countries, Cary-based Vanguard Software Corporation engaged RCR to assist them with their headquarters office as they continue to expand their operations. RCR worked with Vanguard to analyze both current and future needs as they were at capacity in their existing space and needing to hire. It was quickly determined that given the footprint needed to accommodate the growing company, the Landlord would not have space in the building to accommodate their timeline and that a relocation was the only viable option. RCR facilitated tours of recently upfitted spaces so that Vanguard could begin to brainstorm ideas of layout and finish level for their new office.


With the Triangle being such a competitive market for tech talent, Vanguard set out to find an efficient first-generation office space with attractive amenities for the staff and a commanding headquarters feel. RCR located multiple relocation options and helped Vanguard weigh pros and cons of each building in order to determine a preferred location. Through extensive negotiations, RCR was able to achieve an above market tenant improvement allowance that allowed for the space to be delivered turn-key—certainly a challenge given rising construction costs. Abated rent at the beginning of the new term would help offset costs associated with the move. The fitness, café, and outdoor amenities of the new location will help Vanguard attract the best and brightest for years to come.
