OVERVIEW
Triangle Land Conservancy is a Durham based non-profit striving to create a healthier and more vibrant Triangle region. They safeguad clean water, protect natural habitats, support local farms and food, and connect people with nature through land protection and stewardship, catalyzing community action, and collaboration. Having occupied their iconic Durham office for years, TLC sought to explore the market to see if another location might allow them to gain efficiencies in their workspace while maintaining visibility and being conscious of the non-profit’s budgetary parameters.
RESULTS
Although several properties proved to provide both good layouts and location for TLC, none of them offered the commanding presence and signage opportunity as their existing office in the historic Jordan House. Having built leverage by looking at potential relocation options, RCR was able to negotiate favorable lease renewal terms that included improvements to the grounds as well as some refresh and energy related improvements to the interior. These improvements gave the space new life and the continued use of onsite free parking will continue to provide value to TLC in a growing market where parking is becoming more scarce and costly.
